One of Brown Community Management’s strengths is providing effective collections with a focus on net recoveries. Our executive team members, Bill Brown and Kathy Laninga, bring over 45 years combined experience in the collections industry to our company. Through their efforts, Brown has developed a cost-effective and unique recovery program which maximizes our clients’ return on delinquent homeowner accounts. Our objective has been to return recoveries that exceed 100% of the Account Recovery Solutions (ARS) expenses (gross recovered funds divided by total fees billed) to the HOA within the first 12 months. Our record, however, has been to return an average of 191% of ARS fees to the HOA within the first 12 months.
When an account becomes delinquent, your A/R Representative is also your Collections Representative. Your A/R Representative is already familiar with your homeowners and their history, making the transition into Collections seamless. Activity for delinquent accounts is ongoing (including letters and phone calls) and a new cycle of activity begins on the first day of each month.
Our Collections services are available for an additional fee (Pre-Legal – Homeowner Care; and Legal – Association Recovery Solutions). Collection fees are billed to the Association and charged to the Homeowner’s account.
